GUTSCHI was founded by two brothers with a combined experience of over 30 years in the Berlin real estate market. Ironically, it was the uncertainty within the sector itself that motivated them to take on this venture: rising financing costs, hesitant buyers, and stalled projects have come to define the landscape.
At the same time, high construction costs, supply bottlenecks, and shifting political requirements undermine planning reliability. In a market where decisions take longer and risks are harder to assess, the demand for affordable and accessible housing continued to grow steadily. The call for a reliable, fair, and human-centered developer became increasingly clear and urgent.
